Ryan Valente leads development and construction at Reside Properties. He has spent roughly fifteen years in construction, and that experience shows up where it matters most, in the gap between a nice set of drawings and a finished building that is actually leased and cash-flowing. He has seen what goes wrong on real sites, and he builds to avoid it.

End-to-end accountability on every project

Ryan manages Reside’s builds from start to finish: early feasibility, design coordination, permitting and Committee of Adjustment, trades, budget, and schedule, through to lease-up. For owners and investors that means a single point of accountability, one person who owns the timeline and the number, rather than a chain of hand-offs where responsibility gets lost.

Fluent in how multiplex projects get financed

Much of what makes a small multiplex viable today lives in the financing. Ryan structures projects around CMHC’s MLI Select program and works with the lenders who actually understand the asset class, and he has experience raising and managing capital from high-net-worth partners. He is candid that financing a multiplex is rarely straightforward, which is exactly why it pays to have someone who has done it before.

A public voice on Toronto’s missing middle

Ryan is a regular contributor to the conversation about missing-middle housing in Toronto, including appearances on industry podcasts such as the BLD Financial Podcast and talks on multiplex construction. He speaks plainly about the real risks in development and how the city’s process can widen the gap between housing policy and housing supply.
